Agricultural or residential accessory? The answer changes the job

Two identical 40×60 buildings on two neighboring tracts can follow two different processes, and the difference is what the building is for.

Christian County agricultural exemption

For a genuine farm building, Christian County does not require a zoning certificate. That is a real, published break for growers and livestock operations. But the exemption explicitly excludes dwellings. The moment living quarters go in — a bedroom, a bathroom you sleep near, a shop-house plan — the building stops being agricultural and the exemption no longer covers it.

Christian County also holds a high engineering bar: roof truss design must be stamped by a Missouri engineer, and metal structures require both structural and foundation engineering stamped by a Missouri engineer.

Greene County engineering triggers

Greene County publishes a pole-barn standard with its own design values. Engineered plans are required for wood pole barns wider than 40 feet or larger than 5,000 square feet. Every metal or steel structure requires complete plans and shop drawings regardless of size.

Design values behind that standard: 20 PSF roof live load, 20 PSF ground snow, 2,500 PSF soil bearing, Seismic Design Category B, and a 90 MPH nominal wind speed in the county's pole-barn appendix — the same wind climate Springfield describes as 115 MPH ultimate under the newer code convention.

Span, sides and doors

Clear span

Width is what you buy in a pole barn; length is cheap to add. A 40 ft clear span is the usual ask because a tractor with an implement attached needs room to turn, and because 40 ft is exactly where the Greene County engineering trigger sits. Going to 60 ft is a real jump: bigger trusses, deeper post embedment, and engineered plans in the file.

Open-sided vs enclosed

Open-sided is the cheapest covered square footage you can build — good for hay, tractors and implements that only need to stay dry. Enclosed costs more per square foot but gives you security, dust control and the option to insulate later. A common split is enclosed on the working end with an open bay on the far side.

Floors

  • Dirt or gravel — normal for storage and livestock. No pour, no cure time.
  • Partial slab — pour the shop end, leave the rest. The common middle path.
  • Full slab — daily parking, a real shop, or any plan to heat the building.

Equipment doors

Size the opening to the widest implement with the mirrors out, not the tractor alone. A combine, a grain cart or a dual-wheel tractor sets the door, and a sliding door is often the practical answer at those widths. Overhead doors run $700–$2,700 each.

That site-prep gap is not a typo. Farm sites often sit further from the road, need a new approach and culvert, need drainage work on ground that has never been graded, and need power run a long way. On acreage, site prep is the line item most likely to surprise someone who priced only the building.

Pole barn questions

Does the Christian County agricultural exemption apply to my barn?
It applies to genuine farm buildings, which do not need a zoning certificate in Christian County. The exemption explicitly excludes dwellings. If any part of the building is living quarters, it is not an ag building and the exemption is gone.
When does Greene County require engineered plans?
Wood pole barns wider than 40 feet or larger than 5,000 square feet require engineered plans. Every metal or steel structure requires complete plans and shop drawings, regardless of size. That trigger is why 40 ft of clear span is such a common width here.
Do I have to pour a slab in a pole barn?
No. Dirt or gravel floors are normal for hay, implements and open storage. A partial slab under the work area is a common middle path. Pour the full floor when you are running a shop, parking on it daily, or plan to heat the building.
