Shop and Barn Questions People Actually Ask Around Springfield
Permits, setbacks, living quarters, engineering, septic, cost and door height — answered with the rules each office actually publishes, and a phone number where they do not.
1. Do I need a permit for a pole barn in Greene County?
Yes. Greene County requires a permit to construct, alter, repair, move or demolish a structure, and it publishes a dedicated pole-barn standard, Appendix T, that your build must meet. The county does not publish a fee schedule, so call Building Regulations at (417) 868-4015. Permits expire if work has not started within six months.
2. Does Christian County require a permit for a shop?
In unincorporated Christian County, yes — Building Regulations issues permits for all unincorporated areas at (417) 581-6064. The zoning regulations do say no zoning certificate is required for buildings incidental to agricultural use, but that exemption expressly excludes dwellings. A genuine farm building can use it; a barndominium cannot.
3. How big can I build before I need a permit in Springfield?
Inside Springfield city limits, accessory buildings over 100 square feet require a permit. Building Development Services is at (417) 864-1585. Note that this threshold is a Springfield rule — the surrounding counties and the other cities nearby do not use the same number.
4. Does Nixa really require a permit for every shed?
Yes. Nixa's rule covers all sheds and other accessory buildings, whether built on site or bought pre-built and delivered. There is no square-foot exemption at all. The permit is $40, with additional fees if electrical, plumbing or mechanical work is included. Nixa City Hall: (417) 725-5850.
5. How close to the property line can I build?
It depends on the office. Greene County: minimum 10 ft from rear lot lines, side yard as required for the principal structure, and 10 ft from the principal structure. Christian County: 10 ft from rear and side lines, plus a distance equal to the building's side wall height. Nixa: front 25 ft, side 5 ft (12 ft on a street side), rear 6 ft.
6. Can I live in my shop, or put an apartment in it?
Yes, within limits. Both Greene and Christian County cap living quarters at 1,000 square feet. Greene County allows them expressly. Christian County requires a conditional use permit from the Board of Adjustment to exceed the cap, which means a hearing rather than a counter transaction.
7. Do I need engineered or stamped plans?
For metal, yes in both counties. Greene County requires complete plans and shop drawings for all metal or steel structures. Christian County requires structural and foundation engineering stamped by a Missouri engineer, plus a Missouri-engineer-stamped truss design. For wood in Greene County, engineered plans kick in over 40 ft of width or 5,000 sq ft.
8. Do I need a septic permit for a barndominium?
If it has a bathroom, plan on it. Missouri DHSS requires a construction permit for onsite systems on residential property under 3 acres and notes the exemption does not apply in some counties. Greene County's own ordinance requires a permit regardless, plus a soils report by a qualified soil scientist and a system design. Environmental Division: (417) 868-4147.
9. How much does a 30×40 shop cost? A 40×60?
Market ranges, not our quote. HomeGuide puts a 30×40 at $18,000–$48,000 and a 40×60 at $36,000–$96,000. Angi runs lower at $18,000–$32,000 and $30,000–$55,000. FBi Buildings, a full-service builder, publishes $84,000–$120,000 for a 40×60 shell in Missouri. The low figures assume kits and minimal spec.
10. What does the concrete slab cost?
HomeGuide puts an installed slab at $6–$12 per square foot, with materials alone at $3–$7. A 4-inch slab runs $6–$8 per square foot and a 6-inch runs $8–$10. A two-car garage floor lands at $2,400–$6,900. Labor is 40 to 50 percent of slab cost. Concrete is about 20 percent of a typical build.
11. Is a barndominium cheaper than building a house?
Usually, and the savings live in the shell. HomeGuide puts traditional homes at $180–$280 per square foot and finished metal at $50–$145. But finishing runs $35–$110 per square foot regardless, because kitchens, baths, HVAC and flooring cost the same inside either kind of wall.
12. Can you get a mortgage on a barndominium?
It is harder. Per Fairway Independent Mortgage, traditional lenders can be difficult to find, and the core obstacle is appraisal comparables: if the appraiser has nothing to compare your home to, they cannot assign a value. USDA loans are the most viable rural path, and much of the Greene and Christian County fringe is USDA-eligible.
13. Does my builder need a Missouri contractor license?
Missouri has no state general contractor license, so there is no statewide number to ask for. Springfield requires a city business license for contractors working in the city, and you can verify one at (417) 864-1617. Ask any builder which licenses they hold for your jurisdiction, then verify it with the office yourself.
14. How much eave height do I need for an RV?
Start with clear door height, not eave height. Most coaches need 12 to 14 ft of clear door height and 40 to 50 ft of depth. Clear height is the opening you drive through; eave height is always taller. Taller eaves push post embedment toward the deep end of Greene County's 28–64 inch range, and in Nixa every foot of height above 12 ft adds 2 ft of rear setback.
