Building a Shop or Barn in Unincorporated Christian County

Start with the agricultural exemption

Christian County's zoning regulations state that nothing in them prohibits the use of land for agricultural purposes, or the construction of buildings incidental to agricultural use, and that no zoning certificate is required for such use — except dwellings.

Read plainly, that splits every project into two piles. A genuine farm building — hay storage, equipment, livestock — skips the zoning certificate. A barndominium does not, because it contains a dwelling, and dwellings are named as the exception. People lose months assuming a shop with an apartment in it rides along on the ag exemption. It does not.

The engineering bar is higher than the county to the north

Christian County does not publish design loads or a fee schedule. We are not going to borrow Springfield's numbers to fill the gap — they are a different jurisdiction's values and using them would put your plan on the wrong basis. Call (417) 581-6064 for both.

Where the building can sit

  • Minimum 10 ft from rear and side lot lines.
  • Additionally set back a distance equal to the accessory building's side wall height — a tall shop pushes itself further off the line.
  • Minimum 10 ft from the principal structure.
  • Not permitted in a required residential front yard, or in a required easement.

The county's citizens' guide adds three more: 10 ft from any dwelling on the same lot, 10 ft from any other accessory building, and no more than 35% of a required rear yard covered.

Living quarters and the conditional use permit

Living quarters are capped at 1,000 sq ft. Going over that is not simply prohibited — it requires a conditional use permit from the Board of Adjustment, which is a hearing, not a counter transaction. Budget calendar time for it, not just fee money.

Christian County questions

Does a farm building need a zoning certificate in Christian County?
No. The zoning regulations say nothing in them prohibits using land for agricultural purposes or constructing buildings incidental to agricultural use, and no zoning certificate is required for that use. The exception is dwellings, which are never covered by the exemption.
Can I use the ag exemption for a barndominium?
No. A barndominium contains a dwelling, and dwellings are carved out of the agricultural exemption by name. Plan on the full permitting path, and note that living quarters over 1,000 sq ft also need a conditional use permit from the Board of Adjustment.
What engineering does Christian County require?
Roof truss design must be stamped by a Missouri engineer. Metal structures need both structural and foundation engineering stamped by a Missouri engineer. You also submit floor plans and a site plan showing distances to other structures and to property lines.
