Where We Build, Sorted by Who Issues the Permit

The rules that govern your shop change at the county line, and they change again the moment you cross into city limits. Establishing which office has your parcel is the first thing to settle on any build, because it decides your setbacks, your engineering and your fee.

Counties

  • Greene County

    Unincorporated county rules: Appendix T pole-barn standard, post embedment of 28 to 64 inches, accessory size tied to lot area.

  • Christian County

    Unincorporated county rules: the agricultural exemption, and Missouri-engineer stamps on trusses and metal buildings.

Cities

  • Nixa

    City rules: a permit for every accessory building, $40, plus 2 ft of extra rear setback per foot of height over 12 ft.

  • Ozark

    City rules inside limits, Christian County engineering outside them — and not the Lake of the Ozarks.

  • Willard

    City rules: a permit fee calculated by formula rather than a flat number, with a $50 minimum.

Most shop and barndominium buyers are on acreage, and acreage is usually unincorporated. That is why the two county pages come first — for a lot of parcels around Springfield, the county is the only office involved.
